Why patios sink and crack in Sacramento

Why patios sink and crack in Sacramento

Most patio failures in Sacramento are not caused by bad pavers or bad concrete. They start underneath: in the soil, the base and the drainage. Here is what goes wrong and what a well-built patio does differently.

The soil problem

Large parts of the Sacramento Valley sit on expansive clay. When winter rain soaks in, the clay swells. Through the long dry summer it shrinks and cracks. A patio sitting on that soil moves with it, a little every season.

What failure looks like

  • Pavers that rock when you step on them.
  • Dips that hold puddles after rain.
  • Open joints and weeds along the edges.
  • Slabs with cracks that widen or lift at one side.
  • Water running toward the house instead of away from it.

Why it happens

  • Too little base. A thin layer of sand on top of clay has nothing to bridge the movement.
  • Base dumped, not compacted. Base rock has to be compacted in layers. Dumped and raked rock settles later.
  • No edge restraint. Without a solid edge, pavers creep outward and the field opens up.
  • Poor drainage. Water that pools on or beside the patio soaks the clay under it.
  • Roots. Mature trees can lift slabs and pavers over time.

How a well-built patio prevents it

  1. Excavate deep enough. Remove soil to make room for a real base, deeper where vehicles or hot tubs will sit.
  2. Compact the subgrade. Firm up the native soil before anything goes on it.
  3. Build the base in lifts. Typically 4 to 6 inches of base rock for a walk-on patio, compacted in layers, and more for driveways.
  4. Slope it away from the house. About a 2 percent fall moves water off the patio and away from the foundation.
  5. Lock the edges. Concrete or spiked edge restraint keeps the field from spreading.
  6. Plan for roots. Cut roots carefully, keep distance from protected trees and, where it makes sense, use pavers so future repairs are a reset rather than a tear-out.

None of this is visible when the job is done, which is why it gets skipped. It is also the difference between a patio that stays flat for decades and one that needs rebuilding in a few years.
